Stage 1: Design Consultation

This is an opportunity for us to meet personally and discuss exactly what you require from your project. We can talk through any ideas that you have and advise you on how to make best use of the space whilst complying with local planning guidelines.

Our years of experience in this field mean that we have an excellent understanding of exactly what is required to ensure that your application progresses smoothly. Having worked with local councils throughout the South East we have an excellent understanding of planning guidelines and what is required to obtain consent.

We will provide you with an overview of the Planning and Building Regulations applications process and procedures involved and give a written quotation detailing our fees and those payable to your Local Authority.

You may be surprised at the amount of extension work, loft conversions, garages and outbuildings that can be erected without planning consent under what is known as ‘Permitted Development’. We will also be happy to advise you on these matters.

Stage 2: Planning Application

We will carry out an accurate site survey and produce drawings of the existing property and then, based on the ideas that were discussed during the consultation, we will prepare preliminary plans and elevations for your approval. At this point we can confirm the finer detail and make any alterations.

When you are happy with the design we will then complete the drawings and prepare the documents required to submit your application for planning consent.
When the application is registered we will be able to monitor its progress and speak directly to the planning officer involved. We act as your agent in this process and will deal with any correspondence on your behalf.

This process normally takes 8 weeks from the registration of the application and when issued the approval is valid for 3 years.

Stage 3: Building Regulations

Once planning approval has been obtained you will need to obtain approval under Building Regulations. This will require more detailed drawings than those used for the planning application and together with a specification and structural details and calculations will form the basis of your application.

This application can be made through your Local Authority or through an approved independent Building Control inspector. ASAP tend to favour the latter as we can deal with one particular inspector who will deal with our applications wherever they are located and will be involved in the checking of the plans and site inspections through to issuing the completion certificate. Their fees also tend to be cheaper but ultimately the choice is yours.

These detailed drawings and specification can then be used by any prospective contactors to provide you with an accurate quotation and to physically carry out the work.

You may already have a builder in mind but we can also provide you with a choice of reliable people to provide an estimate. Again the choice is yours.
